This is a top farm with great road appeal, flat contour, square shape, rich fertile soils and current production of 84,000 milk solids from 220 cows. The farm will be sold inclusive of Tatua Dairy Company Shares and Milk Solid Entitlements which may enable the purchaser upon board approval to supply Tatua.
The very good 20 aside dairy is well positioned to ensure a gentle walk for the cows from all directions. The race system feeds out from the dairy in two directions with direct access to all 45 paddocks. The fencing is permanent along the State Highway with hedging along most of the balance. The water for the dairy and stock is sourced from a bore and pumped to a manacon holding tank and then pressure fed around the farm via a mostly 32mm looped alkathene line. There is a second shallow bore which provides water for the houses and may be used as a back-up for stock during the summer. The water-take consent (Variation 6) has been applied for and is awaiting consent approval.
Around five hectares of turnips have been grown over the past five years as a summer crop with around 18-20 hectares undersown on a regular basis. Approximately 30 hectares of the property has had underground drainage work done about 18-20 years ago.
The main dwelling is a four bedroom brick home with open plan dining/living areas and a security system. It is in good condition and has a double garage adjacent. The second house has a weatherboard exterior, three bedrooms and garage however is not currently being occupied. The school bus goes past the gate.
